How to use the calculator
- Enter your units. The total number of apartments or units in the building.
- Pick your services. Your cost per unit per month is $30 for internet, $25 for TV and $10 for phone. These are illustrative starting points, not a quote: owner cost depends on the building, and internet alone usually runs $30 to $60 a unit. The resident price you set is separate from the $25 a resident pays for DIRECTV Stream Entertainment in a bulk building.

How value is estimated
Building value is commonly estimated as annual NOI divided by the market cap rate. $10,000 of added NOI at a 6% cap rate adds about $166,667 of value. Your lender or broker can tell you the cap rate for your market.
